AM/PM Property Management began in 1982 as a partnership. In 1985, it became single entity and then it became a corporation as AM/PM Property Management, Inc. that same year.


There are three divisions in the company.

Rental Property Management. A Rea Estate Broker’s License issued the California Department of Real Estate is required to collect rents and pay bills for property owners. We take pride in our unblemished record!

Our clients share they are delighted to have weekends to spend with their family and friends, instead of struggling with management of their investment property. They enjoy active participation in their passive investment. The accounting detailed, correct, and since their monthly report includes all original invoices for billings, they have all the documentation they would ever need for tax preparation, financial planning, and estate planning.

We have enjoyed watching our residents go from tenants to buyers and even to investors. Four prior tenants have brought their investment property to us to manage. They explained they respected the way they were treated and knew no one would take better care of their property!

Homeowner Association Management. Homeowner Board of Directors have found meetings that used to take 2-3 hours are reduced to less than an hour. They receive education to better understand their responsibilities.  Organized Board Packages keep their meetings “on track” and business decisions are made having adequate information to preserve, maintain, enhance and protect the Association’s fiscal and physical well being while enjoying a wonderful “quality” of living.

We appreciate and respect our Director’s time. They are willing and able to serve their community.

Our Homeowner Association members enjoy having telephone answered in person at the business office, Saturday business hours, and access to their own association’s website.

Real Estate Sales, Acquisitions, Exchanges. A current Real Estate License is required to engage in these activities. We have a Broker and an Agent “in house” that can facilitate your needs. Because many of our clients are long term (some have been with us since 1982) we have built bridges with them and are trusted part of their investment team.

Some of our tenants have used our Brokerage to purchase their first home and investment property!
